Items which should be checked prior to purchase
Crawl the attic to check for missing insulation, damaged rafters or sheathing, leaks, wood infestation and blocked or damaged vents.
Make sure the chimney is lined and the cap and brick work is in good condition.
Remove the electrical panel cover and check the system for improper circuit additions, over fusing, loose or burned wiring.
Open the furnace access panels, check the condition of filter, check the heat exchanger for cracks and safety cutoffs.
Open and shut all windows and doors to check for proper operation.
Check all condition of all window sills, glazing, hold-opens and aluminum covering installation.
Check the walls and ceilings for any stains which might indicate leaks, possibly due to ice damming, or condensation problems.
Check the water heater's pressure relief valve, extension pipe and flame guard.
Look under the deck to check the condition of the supports and footings including all attachments.
Check all wood for possible infestations.
Check roof and flashings for condition including gutters and downspouts.
